The cortijo was newly built in 2007 with a great deal of thought and attention to detail. The current owner took a plot of terraced land, predominantly planted with olives, and saw the scope for a dwelling in a great situation with easy access and fantastic views to the south. Currently it is presented as a 62m2 apartment on each floor with separate entrances, the top one being completely finished and the bottom floor needing very little doing to completion; it would be an easy task to link the two floors internally and create a residence with 2 bathrooms and 3 or even 4 bedrooms.

The property is accessible in any type of vehicle and is just a few hundred hundered metres off the main road between Válor and Mairena, the approach to the cortijo is from the north where you drive through a private entrance and there is space for parking several cars on the fenced property. From the parking area you go directly to the upper floor, walking in to the open-plan kitchen/dining/living area with a wood-burner. The large bedroom and bathroom are also accessed from here.

The downstairs area is divided into 1 large bedroom, a store-room, an unfinished shower-room and a large open-plan area containing the washing machine, which could either become the living/kitchen area of the second apartment or provide an extra bedroom or two for anyone wishing to create a comfortable home. Electrics and plumbing are both installed, the walls are all rendered and floors tiled so there really is minimal work to do.

The house is sold furnished so could be moved into straight away, though currently the only source of electricity is a generator so clearly a solar system will need to be invested in, or alternatively there is a mains transformer a short distance away that may be possible to connect to subject to agreement with the people who had it installed.

There is over half a hectare of land around the house, mostly terraces of olive trees on the south side of the cortijo. There is a spring above the house which feeds 2 covered concrete deposits, the smaller one specifically to supply the house and the larger one predominantly for irrigation though if needed can be pumped up to the tank on the roof of the house. Additionally there are rights to acequia (water channel) water but the owner has not needed to use that as he has always had sufficient from his own spring. The area immediately surrounding the cortijo has some mature plants and cactus and it will not take too much to get it looking fantastic once again.

In addition to the land adjoining the house, the owner has a plot of irrigated terraces about 3kms away within walking distance of the town of Mairena with several dozen almond trees on them which he is open to sell as part of any agreement.


The cortijo is located at 900m above sea level, less than half a kilometre down a decent track off the main road running from Válor to Mairena in the eastern Alpujarras of Granada province. Válor itself is 10 minutes away with its bars and restaurants, a school, bank, medical centre, and a few shops, with the slightly larger town of Ugíjar just 5 minutes further. Both Granada and Almería airports are 90 minutes away and Málaga can now be reached in under 2 hours making air travel very convenient and putting you within easy reach of some fantastic cities. The coast is just 45 minutes to the south and if you go a further hour east you get to some truly wonderful beaches in the Cabo de Gata Natural Park.
