Description

This outstanding south facing property is located in the Natural Park of the Sierra Nevada in the region of Laujar de Andarax and Alcolea. It offers great potential for development, possibly rural tourism/accommodation.

The farm consists of approximately 45,000 m² land and 731m² constructed in various buildings. It can be accessed in two directions by tracks that are in good condition. Unusual for this area the farm has its own water supply via a well and permissions to irrigate 5 hectares of land.

In the wonderful grounds of the cortijo is a large swimming pool, surrounded by tiled terraces, perfect for sunbathing and entertaining. The pool is walled for extra privacy, has an outdoor shower and a purpose built pump/filtration room. A wooden pergola, situated in one corner of the terrace offers much needed shade during the hot summer days. The immediate area has many plants, shrubs and colourful flowers.

The detached single story main house, built around 2002, is 72m² plus a conservatory of 24m². The conservatory has the advantage of large opening windows, allowing a lovely breeze in the summer but keeping the house warm during winter months.

Entrance to the property is through the conservatory into a bright, open plan kitchen/dining/living area with fitted log burner. The fully tiled kitchen has modern fitted floor and wall units, hob, extractor and fridge/freezer. Through an arch are located the two double bedrooms with wardrobes, and a family bathroom with a large walk-in shower. All rooms have air conditioning and heating installed.

Also in the grounds is a brick built garden store and a small terrace with outdoor wash basin and a barbecue.

Close to the house is a detached, two story 510m² building which could be used for a variety of purposes. The 196m² ground floor is fully floor tiled, has two pedestrian doors and two large doors for vehicle access. This floor has a separate very large fully fitted kitchen/dining room with an open fireplace and air conditioning. There is also a shower room with a wc and washbasin. Most of this floor is open so could possibly be used for family gatherings, entertaining etc. There are currently two sleeping/bedroom areas with curtain partitioning.

The open plan upper floor offers great potential, possibly agricultural, tourist activities etc. it can be finished to the buyers own requirement. Double doors lead out to a 100m² south facing roof terrace with stunning views.

The property has approximately 8500m² of vines and a fully fitted bodega/wine cellar for production of wine for your own consumption. There is another 50m² out building currently used for storage of tools/wood that could possibly be used for extra accommodation.

A 700m³ enclosed concrete water deposit is situated at the highest point of the land and supplies water for the installed irrigation system, covering all of the property. A well supplies water for the house and the water deposit.

As well as vines, the land is planted with around 80 young olive trees, walnut, almonds and a chestnut tree, a large variety of fruit trees such as fig, apple, persimmon, plum, pear, cherry, peach, pomegranate, carob and a large variety of ornamental plants: roses, lavender, etc.

The property has mains electricity and a modern septic tank/filter system.

This is an excellent opportunity to purchase a unique farm with its own water supply and properties built to the highest standard. In a special location with wonderful views of Mulhacen and the sierra de Gador, this property must be viewed to be fully appreciated.
