Description

This traditionally designed large two story country house is located in the region of Murtas, a small village with most amenities needed for everyday living. The larger villages of Ugijar and Cadiar are within easy reach, approximately 30 minutes by car. The property is in excellent condition and has the advantage of a recently recovered roof.

 

The property, positioned in a tranquil setting at an altitude of around 1100m, is set in seven hectares of land and has access via a network of tracks. It is approximately 3 km from tarmac roads meaning a four wheel drive type vehicle would be advisable. This could be an opportunity for rural tourism if the new owners wished.  The kitchen is typically Alpujarran in design, the dining room has feature half-stone walls and in the living area is a wood burner. The main entrance leads directly into the living area, a second entrance leads to a sunny private walled courtyard, which in turn gives access to the solar/utility room and a handy workshop/storage room. The modern solar system has an inverter and a bank of eight batteries. Also in the utility room is the gas boiler and washing machine.

 

The main double doors at the first floor level lead in to a large reception area. To the left is a stone built bookcase/ display case; to the right is a door to a large bedroom with a wood burner, ensuite bathroom with bathtub and a walk in wardrobe. Also from the reception area is access to two further double bedrooms, one with a wood burner, and a spacious family shower room with wc and vanity unit. 

 

The dining area, also accessed via the reception area, is large enough for a family dining table with room to spare. To the right is the kitchen fitted with good quality units, wooden worktops, gas cooker and extract fan. A couple of steps lead in to a large, light living room with pellet burner and double doors to an outside covered terrace. This has fantastic views of the mountains and a staircase leading down to the landscaped garden. Here is a covered outdoor kitchen area with a water supply, a wooden pergola over a paved terrace giving a shaded dining space, various pot plants and shrubs making a wonderful, tranquil place to dine and relax. From here is access to the wonderful partially fenced oval swimming pool. The pool has a pump/filter system fitted.

 

The property is sold part furnished, has the advantage of good quality mains water from Murtas, and had the supply pipes recently changed for new. The sewage system was installed in 2018.

 

This is a great opportunity to purchase a beautiful cortijo in the heart of an area with fantastic hiking and horse riding routes. It is an extremely peaceful part of the Alpurraras.
