Set in woodlands planted to 600 olives and many chestnuts, the only sound is birdsong. Whilst entirely private, the property is under two kilometres from the thriving town of Constantina with all services. The land extends to more than four hectares, there are separate entrances from the track, spaced well apart, which is ideal for anyone who wishes to keep animals such as horses or who wishes to establish vegetable gardens.
The building consists of four spacious bedrooms on the top floor with access to a wide terrace, four bedrooms on the ground floor with access to the garden area, two bedrooms at a lower level which give onto the garden and a ninth bedroom also at this level. All bedrooms are plumbed for en-suite bathrooms. In the public areas there is a glass walled dining room which gives onto a terrace which doubles the space available for diners; a large lounge area; reception; toilets; commercial kitchen with walk-in store room and cloakrooms for staff; and an office. Outside there are broad terraces and a swimming pool with infinity feature.
Below the house is an area planted to fruit trees including cherry, orange, lemon, pear and walnut.
The structure of the hotel, which was built in 2016 is in excellent condition but needs repainting and finishing. Most of the internal doors are in place, or on site, and the floors are in good condition. The electricity installation is in place, but needs connecting to the transformer.
Water is provided by the property's own well and is pumped up to a storage tank at the top of the land. There is a septic tank installed for waste water.
No other properties are visible from the hotel or from the vast majority of the land, which is gently sloping hillside.
Building a hotel in a rural area of Andalucia is difficult and can only be done when justified on grounds of being socially useful or economically important for the locality. It is a long process that involves government at both local and regional levels. These permissions were obtained and the building constructed but the project was temporarily stopped in 2018 due to personal issues which were compounded by the arrival of the pandemic.
This property only needs someone with vision and experience to finish the work and create a hotel, retreat centre or bed and breakfast, while enjoying life in this peaceful but not isolated situation. The estimated cost of finishing the project to a high standard is €100.000.
As well as being in a completely tranquil location and with easy access to all the services of Constantina, the property is also only 80 minutes drive from Sevilla with its airport and only 90 minutes to the Moorish city of Córdoba.
