Beautiful and homey two-storey, three bedroom main house and a cave complex of five gorgeous individual units, currently run as a tourism business, with beautiful views out over the Alhambra and Sierra Nevada and the mountains in the forefront.
The house faces south east and the caves face east. The property is in immaculate condition. The owner has kept the house and caves continuously maintained and in exceptional condition. The property is sold partly furnished. The cave complex will be sold as is, with all furniture and appliances included, meaning that the new owner can simply take up the business and continue. The main house will be sold partly furnished. All buildings have a municipal occupancy licence.
The main house could either be used as a gorgeous family home and owner accommodation or could be rented out as one or two holiday lets. In this second case it would mean that the property would have 7 letting units. The main house has the same charm that the cave complex has and would be an attractive option for tourists looking for an authentic Sacromonte experience.
The main house, with its own private entrance, enjoys an easily maintained garden out front as well as two roof terraces. It has absolutely incredible views of the Alhambra and Sierra Nevada, both from the house as well as from the various terraces and garden area. It is set out over two floors, some of the lower floor rooms are cave rooms. On the lower floor, there are two bedrooms as well as two additional cave rooms which could be used as living areas or additional bedrooms. On this floor there is also a bathroom with shower/bath, a pantry and a bright, combined kitchen and living room with wood burning stove / open fireplace.
On the upper floor, there is an (optionally) independent studio apartment with a combined kitchen and living room, a double bedroom on a mezzanine level and a large bathroom with shower/bath. French doors lead out to a large, private roof terrace with amazing views and a barbeque area. Access to this upper floor can be opened or closed from the lower floor with the simple mechanism already in place. Additionally, it has a private outside entrance, meaning that it is not necessary to go through the main house if desired and could be rented separately or make great guest accommodation for friends and family.
The house is complete with Fajalauza tiles in the bathrooms and kitchens, good wooden windows and attractive wooden beam ceilings in some of the rooms.
The cave complex is found below and to the left of the main house (hidden from view and with a separate entrance). It has a stunning, communcal terrace area with seating areas where guests can sit outside and look out over Sacromonte and the mountains in the distance. Additionally, above the caves is another large terrace area with even better views. The cave complex comprises of 5 letting units, rented as viviendas turísticas de alojamiento rural, as well as a small office, a wc and a storage area for clean bedding and other items required for the letting units.
Each cave has its own bathroom with shower and/or bath as well as an open plan, equipped kitchen and living room area. However, the largest of the five units has a living room and kitchen with a chimney, two bedrooms and a bathroom.
The caves are very ancient and they are completely rehabilitated, well maintained and with good ventilation. They are isothermic, meaning that they keep the temperature at a regular 16 to 18 degrees celsius in both winter and summer. This is also true for the main house as the caves help to regulate the temperature. Each cave has its own entrance leading in from the communal terrace.
Both the main house and the cave complex are on a pedestrian street. The local bus stop is just 2 minutes away. It is a 10 minute walk to the commercial area of the Albayzin.
