Description

This carefully restored 16th-century Moorish house has been converted into a residential building of four independent apartments. It is located in the lower Albaicín, right beside the emblematic Paseo de los Tristes, a lively yet atmospheric street lined with bars and restaurants and one of Granada’s most recognisable settings.

Originally formed by two separate houses, the property was fully restored and unified in the early 2000s. The renovation combines modern comfort with respect for the building’s historic character, resulting in a versatile and well-balanced property.

The Building

The property offers a total of 439 m² built, distributed across four levels. It currently comprises four independent apartments, each with its own living spaces, kitchen and bathroom, making it suitable for residential use, rental, or a combination of both.

Two of the apartments are penthouses, each with a private terrace of approximately 20 m² and 30 m², providing generous outdoor space with open views over the the Alhambra.

Throughout the building, original architectural elements have been preserved and integrated into the renovation. These include traditional wooden beam ceilings and other historic details that reflect the Moorish origins of the house.

The building is equipped with underfloor heating and split air-conditioning units, ensuring year-round comfort. The terraces enjoy open views towards the Alhambra

Current Use

The building comprises four independent apartments, each with its own valid tourist licence. At present, the apartments are rented on a long-term basis, while retaining the option to return to tourist use if desired.

The details listed above are believed to be correct but are offered merely as a guide and do not form part of any future contract. If you are unfamiliar with buying property in Spain you may wish to read our guide to the buying procedure.
As in all countries there are further costs incurred when purchasing a property which are not included in the price stated above. These are the purchase tax, buyer's share of agency commission, notary and registry. Together these constitute approximately 11% in Andalucia, 13% in Extremadura and 14% in the Comunidad de Valencia. Please remember to take account of this when budgeting.
