Description

Modern Rustic Cortijo with Sea Views above Bérchules

Set above the mountain village of Bérchules, this beautifully constructed cortijo enjoys sweeping views along the valley and, on clear days, as far as the Mediterranean Sea. Positioned in a peaceful and elevated setting, the property offers privacy, open skies and productive land with abundant water.

Built approximately 12 years ago by the current owners, the house combines traditional Alpujarran character with high modern construction standards, including full wall, floor and roof insulation, double glazing throughout and a solar power system.

Main House

Access is via a well-maintained track and concrete road, easily navigable by standard vehicle, reaching the property in around ten minutes from the village. Double iron gates open onto a large parking area beside the house.

The entrance leads into a welcoming hall and on to a spacious lounge featuring a rustic fireplace with integrated wood burner. Warm air circulates via vents into both the living room and kitchen, enhancing comfort during the cooler months.

The kitchen is fitted with bespoke wooden cabinetry, marble worktops, traditional wall tiles and modern appliances, as well as a generous pantry/storage unit. Wood-panelled and beamed ceilings run throughout the property, reinforcing its rustic charm.

The accommodation includes:

  • Three to four bedrooms

  • Two double bedrooms with built-in wardrobes

  • Large main bedroom with wardrobes and wood burner

  • Smaller fourth bedroom with plumbing in place, suitable for conversion into an additional bathroom or en-suite

  • Family bathroom with shower, WC and basin

  • Utility room with basin and storage

Outdoor Areas & Land

A slate-tiled terrace runs along the front of the property and continues as a pathway around the house. To the rear is a substantial stone-clad wood store incorporating storage space, a generator room and a cloakroom with WC and wash basin.

The surrounding land is gently sloping and ideal for cultivation. A large water balsa (irrigation reservoir) distributes water via installed pipes to different areas of the finca, supporting agricultural use.

The property is connected to mains water and operates on solar power.

Bérchules & Surroundings

Bérchules is a traditional Alpujarran village offering small shops, cafés and everyday services. The wider region of the Alpujarras is known for its mountain landscapes, walking routes and unspoilt white villages. The coast can be reached within comfortable driving distance, while Granada city remains accessible for wider services and transport links.

A distinctive and thoughtfully built cortijo offering tranquillity, productivity and far-reaching views — ideal for those seeking mountain living with modern comfort.
